Roof Inspection Services — Professional Roof Inspections & Wind Mitigation Reports Across Southwest Florida

A professional roof inspection is one of the highest-value services a Southwest Florida homeowner can invest in, and one of the most misunderstood. Most people think of a roof inspection only in reactive terms — after a leak, after a storm, or when they're buying or selling a home. The reality is that an annual professional inspection is the single most cost-effective way to protect your roof investment, catch developing problems before they become expensive failures, and build the documentation record that matters when an insurance claim is filed. At Roofer LLC, we've been inspecting roofs throughout Southwest Florida since 2004, and we approach every inspection the same way: methodically, honestly, and with a written report that gives you a clear picture of your roof's actual condition.

Southwest Florida's climate makes professional roof inspections more important here than in most parts of the country. Intense UV radiation degrades roofing materials faster than manufacturers' test conditions reflect. The salt air environment that affects coastal communities from Marco Island and Naples to Bonita Beach and Fort Myers accelerates corrosion at flashings, fasteners, and metal components. Hurricane-force winds create stress on every attachment point, fastener, and seam on a roof — damage that isn't always visible from the ground and often doesn't manifest as an active leak until months after the storm that caused it. And the thermal cycling of our year-round heat — roofs in Southwest Florida expand and contract more aggressively than in northern climates — creates fatigue at seams, penetrations, and flashing joints over time. A trained inspector catches these developing conditions. A homeowner looking up from the driveway does not.

We provide the full range of professional roof inspection services across Southwest Florida:

Annual Maintenance Inspections — The foundation of a responsible roof maintenance program. We inspect all roofing surfaces, flashings, pipe boots, ridge caps, ventilation components, gutters, soffits, and fascia. We identify anything that has degraded, failed, or is developing toward failure, and deliver a written condition report with photos. Annual inspections let you address small issues on your schedule rather than emergency issues on the storm's schedule.

Pre-Purchase Roof Inspections — One of the most important inspections a homebuyer can commission. Roofs are among the most expensive systems in a home, and a roof that looks fine from the ground or in listing photos can have significant issues that affect cost, insurance availability, and safety. We provide written pre-purchase inspection reports with clear findings and honest assessments that give buyers the information they need before closing.

Post-Storm Inspections — After any significant wind, hail, or debris event, a professional inspection is the right first step — not a call to your insurance company. We document all storm-related damage accurately, with photographs and a written assessment, before any repair or remediation. This documentation is the foundation of any insurance claim and ensures that nothing gets missed, mischaracterized, or undervalued. Our owner David Samadnejad holds both Florida roofing contractor license CCC1330693 and a Florida insurance adjuster license, which means we understand exactly how insurance claims are evaluated and how to document damage in a way that supports a complete, accurate settlement.

Insurance Claim Inspections — When you're filing a claim for roof damage, having a licensed roofing contractor and insurance adjuster on your side from the beginning changes the outcome. We inspect the roof, document all damage, assess the full scope of needed repairs or replacement, and provide written reports formatted to support the claims process. We work with your insurance company to ensure your claim reflects the true cost of restoring your roof to proper condition — not just the minimum the insurer proposes.

Wind Mitigation Inspections & Reports — This is one of the most financially important inspections a Southwest Florida homeowner can request, and the one most commonly overlooked. A wind mitigation inspection documents the specific features of your roof and structure that affect how it performs in a hurricane — and Florida law requires your insurance company to give you premium credits for those features. The inspection results in a completed OIR-B1-1802 form, the standard Florida wind mitigation report that your insurer uses to calculate your credits. The factors evaluated include your roof covering type, roof deck attachment method, roof-to-wall connection type, and roof shape. Depending on your home's construction, these credits can reduce your hurricane wind premium by hundreds of dollars per year — in many cases, the inspection pays for itself many times over in the first year alone.

If you've recently had a new roof installed, scheduling a wind mitigation inspection immediately after completion is one of the smartest financial moves you can make. A new roof installed to current Florida Building Code standards — with proper deck attachment, current-code fastening patterns, and compliant roof-to-wall connections — typically scores significantly better on the wind mitigation form than the roof it replaced, which may have been built to older standards. Many homeowners who reroof discover that their updated wind mitigation report produces premium reductions that offset a meaningful portion of their annual insurance cost going forward.

Hurricane Strap & Roof-to-Wall Connection Inspections — The connection between your roof framing and the walls below it is one of the most critical structural elements in any Southwest Florida home, and one of the least understood by homeowners. Florida homes use several types of roof-to-wall connectors: clips, single wraps, double wraps, and structural connectors — and they are not equal in their wind resistance ratings or the insurance credits they generate. Homes built before current code requirements went into effect often have clip-type connectors that provide significantly less wind resistance than wraps, and that receive minimal or no credit on a wind mitigation report.

During a roof replacement, the roof deck is temporarily separated from the wall framing, providing direct access to inspect and — when warranted — upgrade the existing connectors. Upgrading from clips to single or double wraps at the time of reroof is one of the most cost-effective structural improvements available to Southwest Florida homeowners. The labor cost to install upgraded connectors is substantially lower during an active reroof than as a standalone retrofit project, and the resulting improvement to your wind mitigation rating can produce insurance premium reductions that continue for the life of the roof.

Third Nailing & Roof Deck Attachment Upgrades — How your roof deck is fastened to the framing beneath it is another major factor in both wind performance and wind mitigation credits. Older homes in Southwest Florida were often built with 6d smooth shank nails at wider spacing than current code requires — a fastening pattern that provides significantly less uplift resistance than what modern Florida Building Code mandates for high-wind zones. The wind mitigation form specifically evaluates deck attachment, and homes with substandard fastening patterns receive reduced or no credit in this category.

When we complete a reroof, we install deck fastening that meets or exceeds current Florida Building Code requirements for your wind zone. For existing roofs where the deck attachment falls short of current standards, we can perform targeted third-nail retrofit work — adding fasteners through the existing roof deck into the framing to bring the attachment pattern up to the level that qualifies for wind mitigation credits. The combination of upgraded deck attachment and improved roof-to-wall connectors can produce substantial improvements in both wind mitigation scoring and actual storm performance — and the insurance premium reductions that follow can make these upgrades economically compelling on their own terms.

New Construction & Installation Inspections — For homeowners who want independent verification that a new roof installation was completed correctly, we provide third-party installation inspections. We verify underlayment installation, fastening patterns, flashing details, ventilation, and code compliance — the things that determine whether a new roof will perform as warranted or develop problems within a few years.

Real Estate Listing Inspections — For sellers who want to know their roof's condition before listing, and address any issues proactively rather than having them surface as buyer contingencies, we provide pre-listing inspection reports. Knowing your roof's condition going into a sale gives you control over the narrative and the repair process.

Every inspection we complete includes a written report with photographs documenting conditions found, a clear assessment of what is functioning correctly and what requires attention, and specific recommendations for any repairs, maintenance, or upgrades identified. We don't use roof inspections as a sales tool to manufacture repair work — if your roof is in good condition, we'll tell you that clearly and specifically.

As a GAF and Owens Corning certified preferred contractor, we inspect all roofing system types — tile, metal, shingle, flat, and low-slope — with equal competence. Our experience across all of these systems means we're not evaluating a tile roof through the lens of a shingle contractor or vice versa.
