Flat Roofing Services — Southwest Florida's Expert Flat Roofing Contractor
Flat roofing is more common in Southwest Florida than most homeowners realize. Low-slope and flat roof sections appear on residential additions, covered patios, porches, garages, and carports throughout Naples, Bonita Springs, Fort Myers, and the surrounding area — and they're the standard system on virtually every commercial building in the region. Flat roofing in Southwest Florida demands specific expertise that general roofing contractors often lack: the drainage requirements, membrane selection, and detail work at penetrations and terminations that determine whether a flat roof performs well for 20+ years or becomes a recurring leak problem within a few years of installation. At Roofer LLC, we've been installing, repairing, and replacing flat and low-slope roofing systems throughout Southwest Florida since 2004, and we bring the system knowledge and installation standards this work requires.
Flat roofing in our climate faces a specific combination of challenges. Intense UV radiation in Southwest Florida degrades roofing membranes faster than in northern climates, making material selection and reflective coating performance critical to long-term service life. Standing water from our heavy summer rainfalls — the result of inadequate slope, failed drainage, or improper installation — is the leading cause of premature flat roof failure in this region. And the Florida Building Code wind requirements that apply to flat and low-slope roofs, particularly in our coastal wind zones, demand installation details and fastening patterns that not every contractor applies correctly. We address all of these factors on every flat roofing project we take on.
We provide the full range of flat and low-slope roofing services across Southwest Florida:
TPO Roofing — Thermoplastic polyolefin (TPO) is the dominant flat roofing system in today's Southwest Florida market, and for good reason. TPO membranes deliver excellent UV and heat resistance, are highly reflective (reducing cooling loads), and — when correctly heat-welded at seams — provide watertight performance that bonded or lapped systems cannot match. We install single-ply TPO systems on both residential and commercial applications, with proper fastening patterns, correct detail work at all penetrations and terminations, and heat-welded seams done to manufacturer specification. TPO is also the right system for many Florida commercial roofing applications, and we offer the full range of commercial TPO installation and replacement services.
Modified Bitumen Roofing — A proven, durable flat roofing system with decades of successful Florida performance. Modified bitumen (mod-bit) systems use asphalt-based membranes reinforced with polyester or fiberglass and are installed by torch-applied, cold-process adhesive, or self-adhering methods. The torch-applied method remains common in Southwest Florida — when done by an experienced crew, it produces excellent adhesion and a long-performing roof. Modified bitumen is a particularly good fit for roofs with complex penetration layouts and for re-roofing applications where existing substrates limit the installation options.
EPDM Roofing — Ethylene propylene diene monomer (EPDM) is a single-ply rubber membrane system used in both commercial and residential flat roofing applications. EPDM has excellent UV and ozone resistance, performs well over a wide temperature range, and has a proven long-term track record. Fully adhered EPDM systems with properly seamed lap joints and correct termination details are the right specification for many Southwest Florida flat roofing applications, particularly where a cost-effective single-ply system is the priority.
Flat Roof Coating & Restoration — For flat roofs that are structurally sound but showing surface degradation, professionally applied elastomeric or silicone coating systems can extend service life significantly without the cost of a full tear-off and replacement. We assess flat roof condition accurately and recommend coating only when the substrate genuinely supports it — not as a way to delay a necessary replacement.
Flat Roof Repair — The most common flat roof repair issues in Southwest Florida are seam failures, flashing failures at penetrations and parapet walls, ponding water from drainage problems, and membrane punctures from foot traffic or storm debris. We diagnose flat roof leaks accurately — including the often significant distance between where a leak appears on the ceiling and where water is actually entering the roof — and repair them correctly.
Flat Roof Replacement — When a flat roof has reached end of service life, we complete full replacements with proper tear-off, substrate inspection and repair, correct installation of the new system, and all detail work done to Florida Building Code standards and manufacturer specification.
Flat Roof Maintenance — Regular professional inspection and maintenance is the most cost-effective way to extend the service life of any flat roofing system. We inspect drainage, seams, flashings, and penetrations, clear debris from drains and scuppers, and identify developing issues before they become water intrusion events.
As a GAF and Owens Corning certified preferred contractor, we apply the same commitment to material quality and installation standards to flat roofing that we bring to every system we install. Our owner David Samadnejad holds Florida roofing contractor license CCC1330693 and is also a licensed Florida insurance adjuster. For property owners whose flat roof has been damaged by a storm or hurricane, we manage the complete insurance claim process from initial inspection and damage documentation through final settlement.
