What a roof replacement involves
- Inspection and estimate. We look at the roof, the decking condition and your goals, then explain your options.
- Permit and approvals. Florida requires a building permit for re-roofing, and many communities require HOA approval.
- Tear-off and deck check. We remove the old roofing and inspect the decking, replacing anything that is rotted or damaged.
- Underlayment and flashing. These are the waterproofing details that decide whether the new roof stays dry.
- Installation. The new roofing system goes on to the manufacturer’s specifications and Florida code.
- Final inspection and cleanup.

How do I know if I need a new roof instead of a repair?
Widespread shingle or tile failure, leaks in more than one area, soft or sagging decking, repeated storm damage, or a roof around 20 to 25 years old all point toward replacement. A single leak or a few damaged tiles usually points toward repair. We inspect for free and tell you which one your roof needs.
How long does a roof last in Southwest Florida?
It depends on the material and how well it was installed and maintained. Florida’s heat, UV and storms are hard on roofs, and asphalt shingles generally wear out sooner here than in cooler climates, while tile and metal systems commonly last longer. Your inspection will show how much life your roof has left.
Does a roof replacement need a permit in Florida?

Will insurance pay for a new roof?
