Roof Covering — The type of roof covering installed and the date it was permitted. Roofing systems installed to the Florida Building Code in effect after the 2001 update receive credits that older pre-code roof coverings do not. We assess your current roof covering and document the permit date that your insurer needs to apply the correct credit.
Roof Deck Attachment — How the roof sheathing is fastened to the structural framing beneath it. Nail size, nail spacing, and nail pattern all affect the credit. Ring-shank nails at tight spacing receive the highest credit; older smooth-shank nails at wide spacing receive minimal credit or none. This is one of the most significant credit categories on the form and one where a roofing contractor's knowledge of what is actually in the attic is critical to an accurate report.
Roof-to-Wall Attachment — How the roof framing connects to the walls below it. Structural connectors — double wraps, clips, and hurricane straps — receive progressively higher credits than toe-nailing. The connector type present determines a large portion of your wind mitigation credit calculation.
Roof Geometry — The shape of the roof. Hip roofs — where all sides slope down to the walls — receive the highest wind resistance credit because they present less surface area to wind uplift than gable or flat roof geometries. We document the roof geometry accurately based on direct inspection, not satellite imagery.
Secondary Water Resistance (SWR) — Whether a self-adhering polymer-modified bitumen layer (peel-and-stick underlayment) is present between the roof deck and the roof covering. This layer prevents water intrusion if the outer covering is damaged in a storm. Its presence on your roof adds a meaningful credit to your policy.
Opening Protection — Whether windows, exterior doors, and garage doors are protected with hurricane-rated coverings or impact-resistant products. This category applies to the full building envelope, not just the roof, and we document the protection present or absent at all openings during the inspection.
The Inspection Process — A wind mitigation inspection at your Southwest Florida home typically takes 45 to 60 minutes. We inspect the exterior of the home, the attic space (where accessible), and document the features in each OIR-B1-1802 category with photographs as required by the form. We complete and certify the report and provide you with a copy ready to submit to your insurance agent. The OIR-B1-1802 report is valid for five years from the inspection date, provided the home's construction has not materially changed during that period.
